How are urban residential development sites marketed? One way is the direct sale of a plot ready for construction to those willing to build. In the case of larger sites, these are awarded to a company via an investor selection process.

If an investor wins the selection process, he usually acquires an entire construction field and subsequently also coordinates the sale of the plots.

The selection process has two stages, divided into an application phase and a processing phase. The same access rights apply to all investor teams that participate. They receive the same information. The award conditions for the construction sites are disclosed in advance. This makes the procedure assessable for all participants and objectifies the decision-making process. To make the process more objective, it is also anonymized in the second stage.

Investor selection procedures such as those carried out by Wolfsburg are now establishing themselves as new, accepted implementation-oriented procedures. We are working continuously on their further development. Individual projects are given sufficient space, for example, because of their "otherness/uniqueness", not by organizing an interim colloquium but by holding a workshop with selected investor groups as a reflection of the presentation on the part of the city administration.

The required binding cooperation of architects and investors with the aim of a concrete constructional implementation ensures a constructive interaction and a fundamental acceptance by the stakeholders. Together, the new path will be continued.

All residential locations have a good infrastructure

In addition to the investor selection process, there are occasionally "small investor sites" that we are happy to offer you for planning and implementation. In this case, the allocation is made by individual decision through negotiation.

Are you an investor and interested in such individual or smaller investor sites? Wolfsburg has many interesting facets to offer as a residential location, which we would like to expand - also with your support. It is also important to us to draw attention not only to new residential qualities, but also to existing ones.

The following premise applies to all residential areas: they are generally easy to reach, regardless of whether they are accessed by car or public transport. In addition, Wolfsburg's proximity to nature is an outstanding quality feature. The urban area is structured by attractive green corridors and is complemented by the inner-city infrastructure in the areas of education, culture and leisure.

The smaller investor sites are often plots of land that are to be repurposed, e.g. a former playground or green space. In some cases, planning law already exists and the plot can be built on immediately - or an existing development plan must be amended or the building project is eligible for approval under Section 34 of the German Building Code (BauGB).
