The Hellwinkel Terrassen stand for urban, ecological and neighbourly living for a wide variety of user groups. This project is an important step in the
development of our city and helps to meet the demand for housing. Thanks to its location in the heart of the city, residents will be able to enjoy short distances to everyday amenities and at the same time have the opportunity to participate in urban life.

Our aim is to create a neighborhood close to the city center with a balanced, good neighborhood climate and a high quality of stay for its residents. To achieve this goal, we are pursuing 3 key themes:

  • Landscape and nature, where we take into account climatic aspects such as rainwater management and the energy requirements of the various construction methods.
  • Diversity and mix, through the realization of diverse building typologies from single-family homes to high-rise buildings and from ownership to rental.
  • Neighborhoods, through the creation of numerous opportunities for encounters in public, semi-public and private areas.

However, these guiding themes can only be realized if they are lived and used by the residents of Hellwinkel Terrassen.

Neighborhood development Hellwinkel Terrassen

The approx. 11-hectare plan area complements the existing Hellwinkel district with its school, daycare center, market, good public transport connections and well-developed cycle path network. Based on the overall urban development concept of the Berlin office SMAQ and design specifications, a modern new residential area with around 970 apartments is being created .

The key themes defined for the district define objectives for the development of the district and at the same time provide solutions and guidance. The guiding theme "Landscape and nature" pays particular attention to the neighborhood climate and adaptation measures to climatic changes such as heavy rainfall and heat waves. The guiding theme of "diversity and mix" is presented in particular in the development typologies. In addition to the specifications in the development plan, there are further rules that demonstrate the diversity, distinctiveness and quality of the six development typologies. However, the aim is also to ensure coherence in the design of the development. The guiding theme of "neighborhoods" is considered on two levels. Neighbourly interaction in the district is primarily formulated at the interface between public and private space. Inner courtyards for lingering and playing, as well as communal spaces, ensure togetherness, as do the public promenade, the meadow terraces and the planned surrounding infrastructure.

The area is divided into 4 terraces parallel to the edge of the forest and Reislinger Strasse. 27 building plots will be developed with different typologies. A

Landscape and nature

The cultural landscape of the former use as allotment gardens with its hedges and fruit trees is reflected in the neighborhood development. Certain areas in the area are intended for neighborhood gardens. Hedges are to serve as a typical element of the enclosure of the plots. The planting of fruit trees at the edge of the forest and in the park area offers birds a new refuge. Particular attention will be paid to sunlight, rainwater management, greening and ventilation of the residential area.

Neighborhood gardens with hedges and fruit trees are reminiscent of the former use of the allotment garden associations.

Diversity and mix

The different development typologies with their specific types of open space and the mix of ownership structures create social diversity. The aim is to achieve a mixture of house types, apartment sizes and housing types. In addition, there are the different types of open spaces such as forests, parks, meadow terraces, promenades and neighborhood squares with their various uses for all age groups. Thanks to a wide range of mobility options (cycle path network, public transport, car sharing, nearby train station), life in the neighbourhood can be organized primarily by cycling and walking.

Neighborhoods

Neighborhoods need opportunities to meet and socialize informally on the street, in the block or on the squares. Residents are invited into the neighborhood through open neighborhood entrances, permeable pathways, especially via the meadow terraces and the promenade. The individual building plots have semi-private courtyards that invite people to linger. The open spaces in the residential area are intended to serve as a "communal living room" if the residents want to use them as such. To promote community interaction within a building block, communal spaces will be set up on most of the building plots.
