Wolfsburg - a young, modern city in southeastern Lower Saxony with a high quality of life
Wolfsburg, just 85 years old, is considered one of the most important city foundations of the 20th century and is divided into 41 districts and neighborhoods. In the inner city, the townscape is characterized by two- to three-storey, street-side buildings with gabled roof houses, whose green inner courtyards exude a special charm.
A high proportion of one to two-storey detached, terraced and semi-detached houses with smaller and larger plots enable garden-oriented living and are very popular with all target groups. Solitary residential buildings and high-rise buildings have their place in the urban space, are not perceived as overpowering, but set urban accents in some neighborhoods.
All residential areas are easily accessible via a particularly efficient and high-quality road network. The local public transport system is extensive and offers a comprehensive and convenient range of services thanks to its short intervals.

Special residential locations
For many people, it is not the size of the apartment or house that is the decisive argument, but its location in the urban area: the accessibility of the neighborhood, the proximity to leisure and educational facilities, the distance to the nearest bus stop, the quality of the existing green spaces and playgrounds, the neighborhood and the ambience - all these factors make up the attractiveness of a residential location.
Wolfsburg residential areas and their special features
Hellwinkel terraces
A modern, urban residential area with around 970 apartments is being built on an area of around 11 hectares. Due to the given elevation between the edge of the forest in the south and Reislinger Strasse in the north, the area is divided into 4 terraces. A wide variety of apartments will be built on 27 building plots. From owner-occupied homes to terraced houses, apartments with roof terraces, living in small or large apartment buildings and also rent-reduced, subsidized living space - there is something for everyone.
The courtyards - residential oases in the middle of the city of Wolfsburg
... live where others work: less than a two-minute walk from the pedestrian zone, in renovated three- to four-storey residential buildings whose arrangement creates attractive inner courtyards. These refuges are tranquil retreats with a special quality of stay. The abundance of greenery, attractive street furniture and small play islands for children invite you to linger and enrich city living.
The uniform building and façade designs are interesting from an urban planning perspective. In particular, the sculptural structuring through stylistic elements such as arcades, balconies, bay windows and building projections as well as the framed house entrances convey a homogeneous cityscape.Klieversberg - City life on the culture hill
... with an impressive view over the rooftops of the city. The district offers all classic forms of living. You can live conservatively in detached single-family homes with small or large plots - in terraced and semi-detached houses with accompanying, often colorfully planted gardens or in multi-storey residential buildings surrounded by generous green spaces.
The immediate vicinity of the municipal theater with its remarkable repertoire, the internationally renowned art museum, the planetarium in its cityscape-defining building and the municipal Congress Park with its wide range of events characterize life in this district. The municipal hospital with its wide catchment area also contributes to the area's high profile.
Rabenberg - Living close to the center in the park
... in buildings surrounded by plenty of open and green spaces. Enchanted corners, ancient trees, small ponds and the twittering of birds always invite you on a new journey of discovery. The residential buildings are built into the old trees, creating a harmonious picture.
Walking, jogging, enjoying exercise in the fresh air and in nature: having something like this right on your doorstep is something special. The multi-storey residential buildings and detached houses with flat roofs and balconies or covered loggias also offer the necessary living comfort. Modern, artistic designs give many properties an independent, unique look.Hageberg-Süd - new living in the city
... and easy to reach by public transport. A residential quarter has been created here that has more of a small-town than a big-city feel. The interesting arrangement of the buildings and the resulting neighborhood squares are particularly attractive. The quality of the development, the proportion of greenery, the residential environment and the homogeneity of the design - mainly through brick façades - underline the attractiveness of the district. The internal structure of the buildings surprises with modern, flexible apartment layouts that are not only appreciated by young families.
Living in the city, enjoying the many advantages that come with it and yet not being disturbed by cramped conditions, density, noise and hustle and bustle is a privilege that everyone is happy to take advantage of.Old Heßlingen - Traditional and modern
... there are also residential properties like this in Wolfsburg city center, albeit - admittedly - to a very limited extent. By concentrating them in a central location, however, these few houses develop a very special charm. Their attractiveness and appeal is enhanced by replicas with intensive public use.
Varied public life therefore takes place just "around the corner" in the immediate vicinity. "Opposites attract", as the saying goes. This also applies to urban development and architecture. A project with four urban villas with modern, contemporary apartment layouts is currently underway.Salzteich - Living with a feel-good guarantee
... it has always been. Extensive renovations of the residential buildings have created new attractive living space for different population groups. The improvement of the apartment floor plans could be achieved by merging small units and thus adapted to the demand. A new living feeling is conveyed by the addition of balconies and conservatories. The renewal and redesign of the facades, the communal facilities and the outdoor spaces complete the overall impression and raise the quality of living.
Tenants and owners also appreciate the residential location because of its proximity to the city center and attractive leisure facilities. Spacious open spaces with a pond and park are also right next door. And every week there is an independent market day - in addition to the wide range of retail offerings. Long-term tenant loyalty underscores the high level of acceptance, identity and attachment to the neighborhood.Schillerteich - Living by the water
... in the middle of downtown Wolfsburg. The residential location of short distances! Quiet, green and in the middle of it all - nowhere do you experience the seasons more intensively than here. Central, with many open spaces and situated on the water - these are the outstanding qualities of the Schillerteich urban quarter. A place for families who appreciate the central location and the variety of offers in the city center and love the manageable, harmonious urban space embedded in greenery.
Here you can live in renovated apartment buildings from Wolfsburg's founding years, in the Schillerteichcenter residential tower or in tranquil terraced houses. Living quality that hardly anyone would expect to find within walking distance of the city center. Living here means enjoying the daily luxury of effective time savings.Bürgerkämpe - Modern housing diversity
... living under a canopy of leaves: cool and relaxing in summer, bright and airy in winter - with a direct connection to nature at any time of year. Terraced and semi-detached houses, in which the influence of the so-called "Stuttgart School" can still be seen today, characterize the quarter. Clear, simple structures with pitched roofs and regular window openings characterize the listed residential area. Accentuated entrances, dormer windows and wooden shutters adorn the buildings.
Both young and old residents appreciate the proximity to the city center. Strolling, shopping, strolling - the colorful shopping world is within easy reach. The extraordinary cultural diversity, public life and the vibrancy of a big city are very inviting. It only takes a few minutes to escape the hustle and bustle and be back home again. Being able to have both has a unique charm.... many people have realized the dream of owning their own home here. Predominantly detached single-family homes, but also terraced and semi-detached houses as well as some town villas dominate the appearance of the Bürgerkämpe. With good transport links and a view of the Allersee, the city's largest recreational area, a residential quarter has been created that is more small-scale than metropolitan.
Living with a view and in the immediate vicinity of the Allerpark leisure and recreation area is highly attractive. The charm of the district lies in the fact that it reflects the personal, individual wishes, values and dreams of its residents. The apartment, the house as the center of life, an oasis of well-being and security and a factor for emotional security is clearly recognizable.Campo Mediterraneo - Living with southern flair
... with this short description is already very impressively brought to the point the special feature of the residential area. The ambience is underlined not only by the architecture and the building style, but also with the choice of building materials and the colors of the facades. The design of open spaces, circulation areas and squares and the other accessories also convey a southern European residential character in the residential environment.

Living in the city center
As part of the housing campaign launched by the city of Wolfsburg in 2012, we are continuing to work on the aspect of "living close to the city center".
In order to continue to make Wolfsburg an attractive place to live, one of our goals is to expand the quality of housing options and new forms of housing.
The residential construction projects that have been built and are currently underway not only provide housing close to the city center and thus a good infrastructure, but many are also located in the countryside.
We will show you examples of what has been initiated in recent years.New castle

A new urban quarter with bright, modern and open architecture has been created in the middle of Wolfsburg. The project was an initial spark for the craftsmen's quarter. The new two- to four-storey buildings are making a significant contribution to the further development of the "neighborhood of short distances" as a place to work and live.

By carefully rounding off and structurally extending the renovated existing buildings in the "Königswiese", the owner generated additional living space, created contemporary apartment layouts and set strong design accents in the surrounding area.

In Theodor-Heuss-Straße in Detmerode, the first "residential group" has been created as a new form of living in Wolfsburg. As a joint project between the city of Wolfsburg and the Neuland
Wohnungsgesellschaft, two new multi-storey buildings have been built with 25 apartments, some of which are wheelchair-accessible, and a communal apartment on the first floor for activities and meetings. Tenants were able to contribute their ideas and actively shape their living environment as early as the planning phase. As part of the project, a new playground is also being created as a further basis for a communal and family-friendly living environment.
