New commercial space for Wolfsburg

Warmenau-Ost and Heinenkamp-West: City gets important projects off the ground

We want to make Wolfsburg fit for the future. This includes creating new areas for companies. In October, the council will decide on two new business parks - sending a strong signal for economic development.

The demand for commercial space in Wolfsburg is high - and it continues to grow. We need more space for development so that companies can plan, invest and create jobs here in the long term. That is why we have launched two major projects: Warmenau-Ost and Heinenkamp-West.

Two new areas, one common goal

Both areas are strategically located: Heinenkamp-West directly on the A39 near Flechtorf, Warmenau-Ost in the immediate vicinity of the Volkswagen main plant. Planning services are now to be awarded for both projects and extensive expert reports are to be drawn up. We are providing 345,000 euros(Heinenkamp-West) and 695,000 euros(Warmenau-Ost) in unscheduled funds for this purpose. The final decision will be made by the council on October 1, 2025.

"Attractive commercial areas are key to economic growth and location quality," emphasizes Lord Mayor Dennis Weilmann. "With forward-looking planning, we are investing in Wolfsburg's future - this strengthens our companies, secures jobs and makes our city resilient to economic challenges."

The backbone of our economic agenda

Both projects are part of our 10-point plan with which we are implementing the city's economic agenda. Responsibilities have been reorganized in the city administration: A separate department for project coordination in the urban planning division bundles the development of residential and commercial areas and works closely with WMG. This ensures fast and efficient processes.

"The demand from the business community for ready-to-build commercial space in Wolfsburg remains high - from traditional sectors to innovative future fields," explains Jens Hofschröer, Head of Economic Affairs and Managing Director of WMG. "With the development of the Warmenau-Ost and Heinenkamp-West areas, we want to create ready-to-build areas that combine the requirements of nature conservation, the labor market and economic efficiency."

Warmenau-Ost: vision for new settlements

The Warmenau-Ost area is to offer around 183 hectares of commercial space - contiguous and with a clear focus on future settlements, particularly in the automotive sector. In the adjacent Birnbaumstücke area, we want to eliminate existing weaknesses and leverage potential. A possible northern connection to the VW main plant is also being examined. A separate decision paper will follow.

Heinenkamp-West: joint planning with investor

The way is also clear for Heinenkamp-West. We have examined it: From the point of view of environmental protection and nature conservation, the area can be used for commercial purposes. Together with the neighboring municipality of Lehre, we are planning the development by means of a project-related development plan. The special feature: As the investor, the landowner bears all the planning costs. We commission extensive expert reports - on noise, species protection, traffic, soil and water - to create building rights.

"Heinenkamp-West is an important building block for needs-based commercial development in Wolfsburg," says City Planning Councillor Kai-Uwe Hirschheide. "The project shows how we work together with investors to create new development opportunities in a targeted and sustainable manner."
