Wendeberg II: New neighborhood for Heiligendorf

Council sets course for housing, market and medical center

We are laying the foundations for a new district in Heiligendorf: on March 18, the council will decide on the next planning steps for "Wendeberg II". New apartments, a local supermarket and a medical center are planned. In this way, we are strengthening the supply directly in the village - today and in the future.

Clear decisions are needed to turn an idea into building law. Specifically, this involves amending the land use plan - i.e. the overarching plan for urban development - and the development plan, which defines exactly what can be built where.

All in one place

A residential area with up to two or three full storeys is to be built to the west. In the north-eastern area, we are planning a so-called special area. A large-scale retail market will be possible there.

A medical center is also a central component. This will keep medical care close to where you live.

"With 'Wendeberg II', we are taking a holistic approach to urban development. Living, shopping and medical care belong together. Securing a medical centre in particular is a strong signal for the future viability of Heiligendorf and for the local quality of life," emphasizes Lord Mayor Dennis Weilmann.

Nature conservation and climate protection firmly anchored

The plans also take ecological aspects into account. Southern areas that were originally intended for residential development will be reduced. An expert assessment has identified particular ecological significance here.

At the same time, the development plan contains clear specifications for the protection of nature and the climate. These include rainwater retention measures, new tree planting and the preservation of adjacent biotopes.

"We are reconciling different requirements: additional living space, improved local amenities next to the medical center and, at the same time, the protection of valuable natural areas. The planning sets clear ecological standards and ensures the sustainable development of the neighborhood," explains Kai-Uwe Hirschheide, First City Councillor and City Planning Officer.

Comments from the participation incorporated

Citizens and specialist agencies were able to contribute their comments at an early stage of the planning process. We have reviewed and taken this feedback into account - for example with regard to rainwater retention, the size of the special area and the permitted retail space.

Following the council's decision, we will make the planning documents available to the public for one month. During this time, you can view all the documents and comment again.

With the conclusion of the procedure, we will create binding planning law for Wendeberg II and thus lay the foundation for a new district with integrated medical care in Heiligendorf.
